Located in Lelystad, 60 km east of the Dutch capital, Amsterdam, the 155,000 m2 logistics centre will be the biggest single investment in the company’s history.
Colleagues from BESTSELLER and AAA United, the developer responsible for LCW, gathered on-site to commemorate the groundbreaking of the project, together with key partners and local stakeholders. These included Henning Larsen (architecture), Ramboll (engineering and project management), KNAPP (logistics automation), and Bouwbedrijf van de Ven, the main contractor.
Public officials attending included the mayor of Lelystad, Meike Baltus, the Lelystad Alderman for Economic Affairs, Dennis Grimbergen, Jan Klopman, Deputy Governor of the Province of Flevoland, and Ulf Melgaard, Danish Ambassador to the Netherlands.




Commemorating partnerships
BESTSELLER’s vision is to build a logistics centre which reaches outstanding global standards for design, sustainability, and efficiency, as well as being a best-in-class workspace for the more than 600 colleagues who will work there.
When complete, LCW will be the biggest logistics centre in Europe made with mass timber. A green roof will help cool the building, and a new wall system made using straw will be used for insulation.
More than two-thirds of the site area will be designated as natural spaces such as wetlands, forests, moorlands, and the green façade. These spaces will foster microhabitats through diverse native species and varied landscaping, contributing to the biodiversity in the region.
Additionally, the partnership with KNAPP to invest in new automation technology means LCW will become one of Europe’s most advanced logistics facilities for handling and distribution.
· The building comprises of offices, warehouses and a roof terrace with restaurant and garden.
· The mass timber used in the building will be sourced from approved certified suppliers.
· The façade of the building will be made using biogenic material. The straw-based panels will provide insulation and support a healthy working environment.
· The building is designed to be BREEAM-certified at the highest level 'Outstanding'. BREEAM is one of the leading international building certifications in sustainable construction.
· The total site area is 300,000 m2. More than two thirds of the site will be dedicated to natural spaces to promote biodiversity.
· The centre will have a storage capacity up to 1,400,000 cartons and 3,500,000 pieces picked per week.
· During the first phase of the building process, an expected minimum of 30,000 m2 solar panels will be installed.
· 1,400 robots will optimise fulfilment.
