International Expansion & Real Estate Manager

ONLY STORES is expanding heavily on the European markets. Therefore, we are now looking for a strong and experienced International Expansion & Real Estate Manager to manage the expansion and maintenance of our more than 300 stores across Germany.

THE DEPARTMENT AND THE POSITION

ONLY STORES is a retail organisation establishing and operating ONLY and ONLY&SONS stores. With new store openings every week we are growing rapidly, and our goal is to open approx. 300 additional new stores during the coming years.

As International Expansion & Real Estate Manager you will play a key role in a small team, which is of high strategic importance for the organisation and has direct influence on the establishment of our ONLY and ONLY & SONS stores across the European markets. With direct reference to the strategic management group, you will be responsible for expanding the retail chain in Germany. More specifically, you will:

  • Search for new store locations, negotiate, and make beneficial commercial agreements in regard to lease contracts. 
  • Build up network with landlords, investors, and brokers to secure best possible rental offers.
  • Prepare and co-approve economic model of the new projects.
  • Coordinate and support project implementation.
  • Re-negotiate rental cost to maximize gross profit.
  • Find new initiatives to expand the retail chain.
  • Act as a retail chain ambassador for ONLY STORES in order to build relations with third parties

YOUR PROFILE
You thrive in a key role with a broad international interface, so it is important that you possess excellent communication skills along with a high personal drive and the will to succeed. You are dynamic and result-oriented and have a strong sense of business acumen. You have solid international experience within the retail business, preferably from the German market, enabling you to develop the right initiatives to succeed in you part of the business. You are motivated by working in a fast-paced environment with lots of drive and opportunities for both personal and professional development. Last, but not least, you have great negotiation skills and understand how to build and maintain strong relations with various stakeholders across cultures.

QUALIFICATIONS

  • Solid retail experience, preferably from a similar job within the retail business.
  • Proven track record showing your ability to grow and expand a retail business.
  • Excellent verbal and written communication skills.
  • Good at building and maintaining relations.
  • Experience with working across cultures.
  • Strong negotiation skills and business acumen.
  • Fluent in English and German.
